Foreclosures, Foreclosures, Foreclosures!


One of my Specialty Areas is Located North of Rinaldi between Wilbur Ave and Tampa Ave... the above aerial view includes Porter Valley Country Club Golf Course surrounded by 807 single family homes. Currently their are 2 Homes going to Auction and 15 Homes in the preforeclosure stage. The good news is while this seems like a large amount for a small area it only represents 2% of the area homes that are in documented trouble while 98% of the area is current enough to stay out of foreclosure. The bad news is the impact is that since the banks cannot own real estate all of these homes will be coming on to the market in the very near future at probably superior pricing. So what that means is if you are the Non Troubled Seller you still have to compete with the banks growing inventory and give-away prices. Currently there are only 31 Active Single Family Homes Listed for Sale in Porter Ranch community North of Rinaldi, East of Tampa which can be referred to as Older Porter Ranch. There are currently 26 Homes In Escrow. The inventory breaks down as such:

The past 7 closed sales had an original list price of $726K with a Sale Price of $695K, the average Sq Ft was 2405 with 39 days on the market. The 19 homes in escrow had an original list price of $728,500 with a reduced list price of $689,500, average Sq Ft was 2297 with 76 days on the market. Market trends are showing that the properties once priced in the $800K level are down in the $700K level and so forth. The good news is property is still selling, interest rates are good and there is alot of opportunity. Currently there are 73 Active Single Family Homes(down 19%) Listed for Sale in the entire Porter Ranch community North of Rinaldi. There are currently 44 Homes In Escrow(up 32%). The inventory breaks down as such:

Porter Ranch Market Trends

Currently there are 90 Active Single Family Homes Listed for Sale in the Porter Ranch community North of Rinaldi. There are currently 30 homes In Escrow. The inventory breaks down as such:

The Average List price of the 30 homes currently in escrow is $710K with 70 days on the market. Take a look at between the 701-800K there is a 4.5 month supply, between the Over 1MIL a 6 month supply, where as between 600-700 things look alot better with only 1.5 month supply.

The point is there is alot more to selling a house today then just putting a sign up and waiting for buyers to arrive. Porter Ranch Golf Course Area

The Porter Ranch Golf course area borders North of Rinaldi, east of Tampa and west of Wilbur. There 802 homes with a mix of single story, two story and tri level homes ranging from 1600-4000 square feet. The median price in 2007 was $759,000 down 13% from 2006. I have logged prices since 2002 Click Here and as you can see the area still has more than doubled. So with that being said a market correction is just part of the real estate cycle. How long will this cycle last? Well without the crystal ball I would imagine we will be in a down market for this year and probably 2009, then we usually have a flat period for around a year 2010 and then we start moving up again. Porter Ranch residents are no strangers to the winds that come howling through the area tucked beneath the Santa Susana Mountains at the northwestern tip of the San Fernando Valley. Once inhabited primarily by grazing sheep, today this calm outpost of Los Angeles, graced with lush parks, attracts residents seeking sanctuary from the urban hubbub.

Beginnings

In the late 1800s, the northern half of the San Fernando Valley was divided into nearly equal thirds among Charles Maclay, George Porter and his cousin, Benjamin Porter. Even as Valley communities began springing up, the northwestern slice, above today's Northridge, remained rural and isolated.

Today's Porter Ranch was part of Benjamin's share. His heirs sold the last 4,150 acres in 1962 for $4,819 per acre. Mountain lions, roadrunners, rabbits and other wildlife were plentiful when Porter Ranch, one of the Valley's last areas to be developed, began booming in the 1970s.

What it's about

Used to be, Porter Ranchers -- who by and large like their isolation -- had to travel to parts south and west to get to a shopping center.

That changed when Wal-Mart, which anchors a shopping center at Rinaldi Street and Corbin Avenue, opened in 2000.

The north Valley community is known for its schools and lovely older residences near the golf course at Porter Valley Country Club. Actors and others seeking privacy buy upscale homes in gated neighborhoods. An abundance of green space, including Palisades Park, which bisects the community, and Porter Ridge, Limekiln Canyon, Aliso Canyon and Moonshine Canyon parks, provides hiking, biking and a rural feel.

The country club, established in 1968, is a gathering place for families to swim, golf and play tennis.

Baseball enthusiasts flock to local Little League games, which attract some of the area's best players. The Northridge City Little League played in the 1994 Little League World Series championship in Pennsylvania; the team was defeated by Venezuela.

Insider's viewpoint

When Becky and David Leveque, both 57, first laid eyes on Porter Ranch in 1970, they fell in love with the hilly geography. "It felt like the wilderness," Becky Leveque said. She and David eventually settled into their current 3,000-square-foot home on the golf course that she calls her "big-sky house," for its wide-open views of the natural surroundings.

"It made for a spectacular Halloween," he said.

Good news, bad news

Although Porter Ranch boasts some of the cleanest air in the Valley year-round -- some of which is attributable to winds that sweep through the community regularly -- those same winds, which have been clocked at 70 mph, take down trees and holiday lights.

Housing stock

There are about 9,874 single-family homes and condos in Porter Ranch. Currently, 160 houses are listed for sale, from $460,000 for a three-bedroom in 1,518 square feet to $1.9 million for a four-bedroom in 5,186 square feet. There are 27 condos listed, from $248,000 for a two-bedroom in 852 square feet to $749,000 for a four-bedroom in 2,389 square feet.

Report card

Porter Ranch students attend Los Angeles Unified School District's Castlebay Lane Elementary School, which scored 917 out of a possible 1,000 on the 2007 Growth Academic Performance Index Base Report; Beckford Avenue, Darby Avenue and Germain Street elementary schools scored 911, 846 and 827, respectively.

Robert Frost Middle School scored 763; Nobel, 837, and Lawrence, 743.

Granada Hills Charter High scored 816; Chatsworth Senior High, 704.
